How does our pricing/services work?
Our pricing is set up to include the labor, materials, delivery, and trash clean up/removal from the sight. The responsibility of handling the job and the different variables that may arise is completely ours. We appreciate your trust and can assure you that we will keep your best interest in mind while performing our duties. We will communicate the process to you and ask for your preferences within certain aspects of the job completion.
Your job will be priced according to how many squares will be removed and reinstalled on the roof. We do not charge extra for new drip edge, step flashing, valley metal, ice and water installation, pipe boots, hat vents or ridge vents. This is all part of the quality workmanship and standards of Z-MAN Construction that we intend to deliver to our clients.
The items that will cost extra include the following:
Plywood/wood replacement: If bad plywood or structural damage is discovered once the shingle layer has been removed we will have to replace it at additional cost. The unforeseen can also be unfortunate but you will thank us for bringing up this problem now. We want to solve your problems immediately rather than void your warranty and delay the problem for a later date. If necessary an additional work order may arise.
Additional layers: If more than one layer exists on the roof there will be an additional charge for the overall job. There will be more labor involved in the cleanup of the jobsite. The sizes of the container(s) that will need to be provided have to be increased as well. This is usually a charge included and discussed during the original bid price by most qualified roofing professionals.
Skylight installation: If there is an existing skylight or the installation of a new skylight the price will increase on a per unit basis. As our customer we recommend the installation of new skylights during a re-roof. As an overall philosophy I do not like to mix old skylights with new roof components and expect the skylights to last as long as the roof. Unless the skylights are a couple of years old and we can get the same flashing kits I recommend changing out the skylight as well.
Chimney counter flashing: The chimney counter flashing is the metal installed around a mortar or stucco chimney that runs over the step flashing. This is usually installed during the construction of the chimney by the masons. If the metal is rusted through or installed improperly it must be replaced. Otherwise we can re-caulk and paint this chimney application and maintain the integrity. This portion of the estimate will be recommended if necessary by the salesperson or the onsite job manager.
HVAC Pipes: If the integrity of the b-vent pipe, crown or the deck flashing is compromised we must replace it or have it replaced by a HVAC certified technician. This is usually discussed and included as line item in the original estimate.
Electric main (weather head): If applicable it is necessary to call the electric company and make an extra trip to the job to replace this pipe boot correctly. This is usually discussed and included as line item in the original estimate.
